What does an apartment at The Next Point Condominium cost?

Accepted Answer

The developer's price lists of Building 1 (), Building 2 () and Building 4 list 124 free units from THB 3.73M for STUDIO-C of 35 m² to THB 25.37M for the 149.25 m² corner penthouse; prices are set per m² (THB 90,000–170,000) and rise by floor and view. Every price on this page comes from those lists and is confirmed per unit before the booking.

How is the payment structured?

Accepted Answer

A THB 100,000 reservation, 30% within one month at the sale and purchase agreement, 20% at the start of structural works above ground, 20% at their completion, 20% at the completion of the façade and 10% at handover in Q4 2028 — an interest-free instalment plan until completion. A discount for full payment is offered; the exact figure comes in the written offer.

Freehold or leasehold?

Accepted Answer

Buildings 1, 2 and 3 are sold freehold within the foreign quota of the condominium or leasehold 30 + 30 + 30, with owner occupancy and free letting. Building 4, the Radisson Serviced Apartments, is leasehold with no owner occupancy: the units go into the Radisson-run rental pool under a 10-year lease-back with an extension option.

What is the rental pool 80/20?

The management company lets the units, markets them and reports through a mobile app; 80% of the net income goes to the owners and 20% to the operator. The developer's forecast in its decks is from 6% a year for Buildings 1–3 and 8.2–9.0% for the Radisson building; these are the developer's projections, not a guarantee from us.

How many apartments and what sizes?

372 units in four residential buildings of seven floors around a courtyard on 5 rai: studios of 35–49.85 m², Smart 1BR of 39.6–50.2 m², one-bedrooms of 53.3–70.5 m², two-bedrooms of 70–103.8 m², corner Panoramic Residences of 48.7–100.35 m² and penthouses of 53.3–149.25 m² on the 7th floor.

What are the views?

Accepted Answer

The X-shaped buildings face four ways; the price lists mark each unit as sea, garden, mountain, village, pool or, on the 1st floor, pool access or terrace access. The developer says 90% of the units have a scenic view; the sea side looks over Chalong bay, the mountain side at the Big Buddha hill.

How far is the beach?

Rawai beach is 3 km, Nai Harn 4.2 km (about seven minutes by car), Yanui 6.5 km, Kata 8 km and Karon 9 km. Lotus and Makro Rawai are 1.9 km, Villa Market 2.8 km, Chalong pier 3 km.

Is the furniture included?

Every unit comes with the built-in kitchen, hob, fridge, hood, wardrobes and bathroom cabinet. The Comfort package adds the loose furniture, appliances, TV and curtains (THB 200,000 for a studio, 350,000 for a 1BR, 500,000 for a 2BR); the Rental package adds the linen, dishes and decor for letting (THB 300,000 / 550,000 / 800,000). Building 4 comes fully furnished with FF&E included.

Who builds it and when is it ready?

The developer is South Point Group Co., Ltd. (founded 2023, Rawai), the general contractor AE Phuket Co., Ltd. with HOMA Phuket Town, HOMA Bang Tao and The View Phuket in its portfolio. The construction permit was issued in October 2025; the programme runs from Q4 2025 to handover in Q4 2028; the site was being piled in January 2026.

What comes with the purchase?

Accepted Answer

The developer offers a signing bonus: either medical insurance for two persons for two years, or the legal processing of a long-term investor or retirement visa. Both are confirmed in the written offer.

How do I reserve a unit?

Accepted Answer

Name the unit number from the ledger or the plan and the view you want; Lina confirms the price and the availability with the developer the same day, sends the reservation form and the THB 100,000 booking is paid to South Point Group. The agreement follows within a month.
